What credit score do I need to qualify?

FHA loans require a minimum 580 credit score with 3.5% down (500–579 with 10% down). Conventional loans typically start at 620. VA loans have no official minimum but most lenders look for 580+. Non-QM products can go down to 500 in some cases. Contact Justin for a personalized review.

How much down payment do I need?

As little as 3% on HomeReady® or Home Possible® conventional loans. FHA requires 3.5%. VA and USDA can be zero down for eligible borrowers. Down payment assistance programs may also be available depending on your county and income.

How long does the mortgage process take?

Pre-approval can be issued same-day or next business day. Full loan closing typically takes 21–45 days depending on loan type, property, and document turnaround. Purchases generally move faster than refinances with proper documentation.

Do you lend in all of NYC?

Yes — Justin is licensed to originate in all five NYC boroughs (Manhattan, Brooklyn, Queens, The Bronx, and Staten Island) as well as all of New Jersey. CMG Financial is an approved lender in both states.

I'm self-employed. Can I still get a mortgage?
